Sebastian has invited you to meet his sister, Anne, who is no longer able to attend Hogwarts after becoming the victim of a mysterious curse. But this is more than a first impression — there may be more answers to several mysteries in Feldcroft.
To start the quest, you’ll need to speak to Sebastian Swallow. He is south of Hogwarts, in Feldcroft, where his sister, Anne, lives. When you get there, he will be atop a tower at the edge of the village. Go up and speak to him with /.
Follow Sebastian
After speaking to Sebastian, you’ll need to follow him. You won’t be going far, and you’ll pass by a Floo Flame location if you didn’t grab it on the way in. Before long, you’ll arrive at his family’s house, and he will ask you to go inside to meet his sister. Walk up to the door and enter with /.
Speak with Anne and Solomon
After a cutscene plays, you’ll need to speak with Anne and Solomon (Sebastian and Anne’s uncle) about what transpired. Go back in the house to speak with Anne, but before you do you can unravel more context by grabbing two notes on either side of the house.
Once you’ve read them, then you can speak with Anne with / (1). You can choose any dialog options, and it won’t affect the story progression or your relationship with Sebastian, so feel free to pick what you want. After you’ve spoken to Anne, head out of the house and around the back to grab a chest (2), and then you can talk to Solomon (/), in front of the house (3). In the same way as with Anne, your dialog choices do not have an effect elsewhere.

Talk to Sebastian
After speaking to his relatives, you can return to Sebastian and speak with him with / (1). He will tell you about his frustrations, and then offer to take you to where Anne was cursed, in order to get more information. Follow him (2).

Defend Feldcroft
Along the path up, you’ll come across a large group of goblin Loyalists who seem to have set up camp nearby. As you approach them, one will apparate behind you, eliminating your element of surprise. You’ll have to take them on.
Some tips:
Use Ancient Magic Throw to launch the red barrels at the enemies, dealing massive damage.
Try to save at least one red barrel for when the purple-shielded Commander shows up, as it is especially effective against him.
Many goblins are melee-based, meaning you can cast Protego (and then Stupefy) by pressing/holding / when they ready a swing.
Fire spells (Confringo and Incendio) are especially effective, as they deal fiery damage over time, and leave Goblins vulnerable for quite a while.
You can cast Expelliarmus on melee enemies. If you’ve got Ancient Magic Throw Expertise, you can toss those disarmed weapons at them for massive damage.
Speak to Sebastian
After clearing out the goblins, you can follow your minimap or Charmed Compass to Sebastian and speak to him /.
Search the Estate for Clues
After speaking to Sebastian, he will suggest you look around for clues relating to the goblin presence and the curse they put on Anne. To start, cast Revelio (), turn to the right and examine the weapons with / (1). Then, do the same for the pickaxe in the small excavation pit (2), and finally examine the furnace (3). Finish with that, then go up the stairs and look in the tent at the top for a chest (4).

After examining the excavation area, you can move up to the house itself. Examine the well (1), the view right behind it (2), and the portrait inside the destroyed structure (3). After you do, you’ll have a few things to fill Sebastian in one, so walk up and speak with him (4).

After speaking with Sebastian, cast Revelio in order to see a hobbled wall that can be destroyed with Confringo (1). Knock it down, then go through the opening it makes and down into a previously-hidden basement (2).

Explore the Cellar
Cast Lumos once you get to the basement in order to avoid damage from the vines (1), then look around the room. There are 2 notes here, written by Isidora Morganach, which you can pick up to get some more information (2 and 3).

After reading the notes, get close to the mirror in the corner of the room (1). You’ll quickly realize that you can see the Undercroft through it, just like you could see Gringott’s before, in the game’s introduction. Before going through the mirror, though, you’ll need to talk to Sebastian again (2), in order to fill him in on everything.
Enter the Undercroft
After speaking to Sebastian, you can head through the mirror by approaching it and pressing / (1). Once you do, a cutscene will play. At the end of it, you can grab the note hanging on the triptych in front of you (2), and then speak to Sebastian one last time to end the quest (3).

Now that you’ve uncovered a hidden path into the Undercroft and uncovered that Isidora Morganach’s past might be connected to the events going on in the presence, you’ll need to be on the lookout for more information. Not to mention Sebastian’s family life…
